Not all losses are deductible. In general, losses on transactions that have no income or produce goods that are not deductible. Sell your car ands loss is not deductible.

Without any additional information that is inconsistent with the above posts so convinced that the loss is deductible, agrees. If the children move into the house and make it his residence?
